Sunset Islands Luxury Real Estate

Two gated islands of waterfront estates, just west of South Beach.

The Place

The Sunset Islands are a pair of gated islands in Biscayne Bay, immediately west of South Beach and connected to it by the Sunset Harbour bridge. Smaller and less famous than Star Island, they share the same essential quality — guard-gated privacy, waterfront estates with private docks, and a location that puts South Beach a few minutes away by car while feeling removed from it. For buyers who want the island-estate life without the profile of Star Island, the Sunset Islands are the quiet alternative. The two islands are residential throughout, with a single loop road on each, a guard gate, and waterfront on every side. The homes range from Mediterranean Revival originals to large contemporary commissions, with the bay frontage giving direct water access and views across to the mainland skyline. The islands are close enough to the Sunset Harbour retail and restaurant district that the conveniences of a neighborhood are a short walk or drive away — a balance of privacy and access that is rare among Miami's island communities and is the reason the Sunset Islands hold their value as consistently as they do.

Living in Sunset Islands

Lifestyle

Life on the Sunset Islands is quiet, private, and oriented around the water. The guard gate and the bridge set the islands apart from the city around them; once on the island, the streets are calm and the homes are set back behind landscaping and walls. Residents have the unusual advantage of being walking distance to the cafés, markets, and restaurants of Sunset Harbour while living on a gated waterfront street. The lifestyle suits buyers who want a waterfront estate and a private dock but who don't want the isolation of a more remote island — or the public profile of Star Island. The Sunset Islands are discreet by comparison, and that discretion is a large part of their appeal. Mornings on the dock, evenings a short walk to dinner, and the convenience of South Beach minutes away define the rhythm of life here.

Architecture

The Sunset Islands are an estate market, and the architecture is a mix of original Mediterranean Revival and substantial contemporary construction. As on Star Island, the bay frontage drives the design: homes are organized toward the water, with primary living spaces, pools, and terraces oriented to the bay and the skyline, and private docks on the seawall. The two islands have a slightly different character — the first island, closer to South Beach, is tighter and more established; the second is somewhat larger in lot and scale — but both share the waterfront-estate typology. As with the other islands, the architectural story is increasingly one of renovation and replacement, with buyers drawn to the water frontage and willing to update or rebuild the home to suit. The quality of the waterfront — dock, seawall, depth, view — is the first filter, and the architecture follows.

Property Types

The Sunset Islands are exclusively single-family waterfront estates. There are no condominiums on the islands; every home is a private residence on a waterfront lot with its own dock. The market is small and turnover is limited, with a relatively fixed supply of homes that changes hands slowly. Because the islands are less well known than Star Island, the entry point can be comparatively accessible for a waterfront estate with a private dock — though the best waterfront lots command values consistent with the best of Miami's island market. A buyer here is choosing an estate, and the decisions are about the lot, the dock, the water depth, and the condition of the home, with representation that knows the islands and which estates are genuinely available.

The Buildings & Enclaves

Notable Addresses in Sunset Islands

The Sunset Islands have no condominium buildings; their notable addresses are the estates and the islands themselves. The practical considerations that define a purchase are the waterfront ones — dock condition and water depth, seawall, view corridor, and setback — and these vary lot by lot. The islands' infrastructure is generally well maintained, and the location, bridged directly to Sunset Harbour, gives residents a degree of convenience that the more remote islands cannot match. For a buyer, the work on the Sunset Islands is the same as on Star Island and the Venetians: understanding the waterfront characteristics of a given estate, the cost of any dock or seawall work, and the relative value of the two islands. The first island's proximity to South Beach and the second island's larger lots each appeal to different buyers, and matching the right island to the right priorities is where an advisor who knows them adds value.
